Staging" your home simply means turning each room in your home into a beautiful "stage" that will be more desirable to the buyers who come to see it. If you prepare your home using the STAGING TIPS below, you will sell your property quickly and for the best price, because your home will stand out when compared to all the other unstaged homes on the market. STAGING TIPS for your LIVING ROOM, GREAT ROOM or FAMILY ROOM
1. Clear clutter off all coffee tables and end tables, leaving only a couple magazines or books and one vase or statuary. Pack it up for moving & store it in a closet (or start a donations box).
2. Remove all ashtrays.
STAGING TIPS for your KITCHEN
1. Pack up ALL magnets, children's drawings, etc from the refrigerator front and sides.
2. Pack up or put in cabinets all small appliances, containers & utensils.
3. Repair all damaged counter tops and edges: caulk seams, replace tiles.
4. Clean until they shine: the oven and stove top, the hood and ventilation system, the fronts of the cabinets, the front & sides of the refrigerator.
5. Keep the sink area clear: no dishes in or near the sink, no clutter above the sink.
6. Fix any leaks in the faucet or under the sink.
7. Floor should be clean and free of small rugs.
8. Clean tile grout with bleach.
STAGING TIPS for your BEDROOMS
1. Pack up all clutter on bedside tables, dresser tops, desk tops, shelves. Leave one or two small items (clock, photo). Use the space under each bed to store all of this clutter.
2. Keep all closet doors closed and the bed made.
STAGING TIPS for your BATHROOMS
1. Store all toiletries in the medicine cabinet, drawers & under the sink. Leave only 2 or 3 decorative items out on the sink or shelf.
2. For showings, display only color-coordinated towels that are folded in thirds and neatly hung.
3. Purchase a new shower curtain (keep it closed).
4. Clean all mold and mildew from ceiling and tub surround. Recaulk seams if needed.
5. Remove all smaller rugs, toilet seat covers, etc.
STAGING TIPS for the OUTSIDE of your home
1. Weed the garden and trim the shrubs.
2. Keep items stored in the garage neatly organized. Keep the garage doors closed.
3. Remove all trailers, boats, RVs, extra vehicles and any other larger items.
WHERE DO I PUT ALL THE STUFF I REMOVE?
Well, you hope to be moving soon, right? So, be optomistic and:
1. BOX IT UP for the move. Label each box with the contents, then neatly store the boxes in the attic, basement, crawl space or garage.
2. DONATE IT to the Goodwill, Am Vets, Purple Heart, etc. Many of these organizations will even pick up old furniture, appliances & automobiles. Get a receipt so you can write off the donations on this year's federal taxes.
3. GARAGE SALE - why not make some money by selling it?!So, what are you waiting for? Start packing!
